GIVEN LEGAL NOTICE NOTICE IS HEREBY that the Town of Shandaken Zoning Board of Appeals will reopen a PUBLIC HEAR- ING pursuant to section 267-a of the State Law and as prescribed by the District Schedule of Area and Bulk Regu- lations of the Shanda- ken Zoning Code for the purpose of hearing the following applicant: An application for an Area Variance submit- ted by Jesus Marante and Dianelys Garcia for property located at 208 Pantherkill Road, Phoe- nicia, New York, further identified as Tax Map No. 13.4-1-14. Said par- cel consists of approxi- mately 2.063 acres and is located within the Residential 5-Acre Zon- ing District. The applicants are seek- ing a 63-foot rear yard area variance in order to construct a single- family residence. The Public Hearing will be held on March 18, 2026 at 6:30 p.m. at the Shandaken Town Hall, 7209 Route 28, Shanda- ken, New York. Any person wishing to be heard on this mat- ter will be given the op- portunity at that time.
