Pursuant to a judgment of foreclosure and sale entered in the Saratoga County Clerk's Office on December 10, 2025, I, the undersigned, the Ref- eree named in the judgment, will sell at public auction at the Saratoga County Courthouse, main entrance, in Ballston Spa, New York, on March 19, 2026, at 10:00am, the premises directed by the judgment to be sold, which are described in Schedule A

(Description) attached hereto. The premises are known as 1816 Route 32N, Gansevoort, New York 12831.

That certain parcel of land located southwesterly of the hamlet of Gansevoort and on the north- easterly side of New York Route 32 in the Town of Northumberland, Saratoga County, New York, more particularly bounded and described in the last prior conveyance thereof as follows:

"Beginning at a point in the center line of the driven surface of New York Route 32, said point being opposite the southeasterly corner of lands conveyed by Michael R. and Barbara M. Cannon to Carl A. And Eleanor A. Svenson by deed dated March 27, 1968, and recorded in Book 826 of Deeds at page 371; running thence from the point of be- ginning in a northeasterly direction, North 41 de- grees 47 minutes

40 seconds East for a distance of 22.80 feet to a point marked by an iron pipe found set at the southwesterly end of a wire fence reputedly marking the southeasterly line of said lands of Svenson; thence continuing in a northeasterly di- rection on said course of North 41 degrees 47 min- utes 40 seconds East, said course running gener- ally along and in the prolongation of, said fence reputedly marking Svenson's southeasterly line, for a distance of 319.55 feet to a point in a shallow gully; running thence in a general easterly direc- tion, North 72 degrees 40 minutes 20 seconds East for a distance of 44.93 feet to a point marked by a 34-inch iron rod set in said gully; running thence in a general southerly direction, South 20 degrees 32 minutes 20 seconds East for a distance of 138.03 feet to a point marked by the center of a 10-inch diameter elm tree blazed on its northerly and southwesterly sides; running thence in a south- westerly direction, South 52 degrees 20 minutes 20 seconds West for a distance of 302.78 feet to a point marked by a 3/4-inch iron pipe found set in the ground; thence continuing on said course of South 52 degrees 20 minutes 20 seconds West for a distance of 18.14 feet to a point in the centerline of the driven surface of said New York Route 32; running thence in a northwesterly direction, and along the centerline of the drive surface of said New York Route 32, North 49 degrees 04 minutes 40 seconds West for a distance of 86.59 feet to the point of beginning. Containing 41,587.8 square feet, or 0.95 acres of land, more or less." EXCEPT- ING from the above-described premises all that portion thereof lying within the bounds of the public right-of-way of said New York Route - 32. Also conveying to the parties of the second part, as tenants by the entirety, their survivor, heirs and assigns, all the right, title and interest of the party of the first part in and to a certain easement to take

and use water for the domestic purpose, in com- mon with others having a like right, from a well, which, on April 17, 1981, was located on that por- tion of the lands conveyed by Sandra Ehren to Michael R. and Barabara M. Cannon other than the lands hereinabove described and conveyed; SUBJECT, nevertheless, to all the terms, condi- tions and provisions for termination contained in the grant of said easement by the said Cannons to John C. Thomas, party of the first part, hereto, which said grant was recorded at said clerk's of- fice April 20, 1981 in Deed Book 1017 at page 741, which grant and the record thereof reference may be had for the complete terms thereof.
