In pursuance and by virtue of an Order Confirming Referee Report and Judgment of Foreclosure and Sale duly granted by this Court and entered in the Yates County Clerk’s Office on the 23 rd day of April, 2025, I, the Referee, duly appointed in this action for such purposes, will expose for sale, and sell at public auction to the highest bidder at the Yates County Courthouse, inside the front doors, 415 Liberty Street, Penn Yan, New York, 14527 on the 16 th day of March, 2026 at 11:00 o’clock in the forenoon of that day, the mortgaged premises directed in and by said judgment to be sold and in said judgment described as follows:

1) Running thence S 00° 31” 50” W along the high water line of Keuka Lake, a distance of 60 feet to a found iron pipe;

2) Running thence N 88° 52” 10” W along a parcel of land now or formerly owned by Edwin Lindskoog, a distance of 315.40 feet to a point at the east end of a 3 foot by 3 foot concrete box culvert:

3) Running thence N 88° 52” 10” W along said Lindskoog, a distance of 27.15 feet to a point in the center line of New York State Route 54A (also known as West Lake Road);

4) Running thence N 08° 38” 23” E along the center line of New York State Route 54A (also known as West Lake Road), a distance of 55.41 feet to a point in the southwest corner of the parcel of land now or formerly owned by Willey (Liber 212 of Deeds, Page 574);

5) Running thence S 89° 44” 10” E along said lands of Willey a distance of 25.02 feet to a set 5/8 inch reinforcing rod;

6) Running thence S 89° 44” 10” E and continuing along said lands of Willey a distance of 309.70 feet to the true point of a beginning, and containing 19,450 square feet of land.
