SHERIFF’S NOTICE OF SALE OF REAL PROPERTY




NOTICE IS HEREBY GIVEN that by virtue of an execution issued out of the Supreme Court, Columbia County, against the real property of the judgment debtors, HEMPIRE, INC. and TESSA EDICK WILLIAMS a/k/a TESSA EDICK, the Sheriff of the County of Columbia will sell at public auction, pursuant to law, at the Columbia County Courthouse, 401 Union Street, Hudson, New York on the 30 th day of April, 2026 at 10:00 in the forenoon of said day all the right, title and interest which the said HEMPIRE, INC. and/or TESSA EDICK WILLIAMS a/k/a TESSA EDICK had therein on the 30 th day of April, 2026 , or at any time subsequent thereto, in and to the lands and premises described and numbered below:

1. All that parcel of real property situate in the Town of Copake, Hamlet of Craryville, County of Columbia, State of New York, commonly known as 21 Pond Hill Road, Craryville, NY 12521, with the tax map #155.13-1-15.200 and the same are described in Book 764 of Land Records at Page 1832 and more particularly described in Schedule “A” attached hereto and made a part hereof.

LEGAL DESCRIPTION




ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Copake, County of Columbia, State of New York, bounded and described as follows:




BEGINNING at the northeasterly corner of the parcel, a point in a stone wall in the division line between the herein described lands on the South and West and other lands of Dorothy Zeky on the North and East; thence with said stone wall (1) South 9 degrees 26' East 26.16 feet and (2) South 27 degrees 39' East 60.57 feet to a point in the line of lands of Brian Zeky; thence continuing with a stone wall and the lands of Brian Zeky on the East (1) South 27 degrees 39' East 52.65 feet and (2) South 10 degrees 42' East 311.06 feet to a point near the terminus of said stone wall; thence continuing with the division line between lands of Brian Zeky on the East and the herein described lands on the West, South 33 degrees 16' East 280 feet to a point on the northerly line of a 50 foot roadway; thence with the northerly line of the road South 55 degrees 10' West 150 feet; thence with the division line between the herein described premises on the East and other lands of Bela Zeky, Jr. on the West, North 37 degrees 05' 10" West 583.51 feet to a point in the line of lands now or formerly of Dorothy Zeky; thence with said division line North 35 degrees 52' East 353 feet to the point and place of beginning.

As surveyed by Raymond M. Lubianetsky, N.Y.L.S Lic #48359, and being designated as Parcel 2 on a certain survey map entitled "Property of Bela Zeky, Jr., Town of Copake, Col. Co., N.Y." and dated July 29, 1975.




For Conveyancing Purposes Only, Not for Policy: (This conveyance includes certain rights in common with the grantor and others to use a portion of a water front at Copake Lake for non­commercial usage, said water front having been conveyed to Bela Zeky by deed of Elizabeth Conforti in July 1963, recorded in the Columbia County Clerk's Office in Book 396 of Deeds, at Page 112, to which reference is made for a description of the location thereof, the said rights having been conveyed to Bela Zeky, Jr. in a certain deed joined in by Bela Zeky dated December 4, 1970, recorded in said Clerk's Office in Book 474 of Deeds, at Page 220.)




TOGETHER with the right of ingress and egress over a certain 50 foot wide right of way to and from the premises herein described to Columbia County Route 11A, as more particularly shown on the survey map referred to above.
