Bids shall be submitted in a sealed envelope clearly marked “Terminal Building Upgrades”. The project generally consists of renovations of the existing airport terminal with upgrades to approximately 2,000 sf of the existing FBO office, painting of the hangar, and a new addition to better house various tenants. This project will include interior and exterior building modifications, as well as site and utility work. One alternate will be included, to add an elastomeric coating to the existing hangar roof. The terminal is located at 1142 Rte. 9H in the Town of Ghent, NY, and is an 8,500 sf one-story pre-engineered metal building (PEMB) hangar with lean-to framed office wing to the North. The new addition will be a 2,150 sf free- standing one-story PEMB located to the South of the hangar, separated by expansion joints to keep the structures independent. Current operations bring occupants through a shared lobby space to the apron or into the hangar, which will be maintained after renovation. Occupants will then pass by the hangar on the exterior or interior for access to addition spaces. Mechanical and electrical systems will be upgraded in the existing office space and then duplicated into the addition, along with new plumbing. The overall terminal will be painted to be consistent and appear as one continuous new building. The project will be bid as the Base Bid and one Additive Alternate Only. Prevailing wage rates apply. Contractors must be bonded and insured to the level indicated in the Contract Documents. The DBE goal for this project is 0.0%. The project is sales tax exempt.
