<p>NOTICE IS HEREBY GIVEN that pursuant to a Final Judgment in Foreclosure entered on June 13, 2025 and entered in Case No. 2024 CA 001727 in the Circuit Court of the 2nd Judicial Circuit in and for Leon County, Florida, wherein CHARLES ARNEZ FRANKLIN, are the Defendants. The Clerk of the Court, GWENDOLYN MARSHALL, will sell to the highest bidder for cash at www.leon.realforeclose.com on March 11, 2026 at 11:00am, the following described real property as set forth in said Final Judgment, to wit:</p>
<p>LOT 4, BLOCK H, DRY CREEK RUN PHASE II, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 19, PAGE 33, PUBLIC RECORDS OF LEON<br />
COUNTY, FLORIDA.</p>
<p>and commonly known as: 940 BEAVER CREEK WAY, TALLAHASSEE, FL 32301 (the "Property").</p>
<p>ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.</p>
