STEPHENS LEGAL NOTICE FOR SERVICE BY PUBLICATION To: Brian Reynolds, you will take notice that on October 31, 2025, Plaintiff, filed a Complaint for foreclosure in the Butler County Court of Common Pleas, being Case No. CV 2025 10 2713, alleging that there is due to the Plaintiff the sum of the unpaid principal balance of $342,208.20, plus interest at 4.375% from June 1, 2023, plus late charges and fees applicable to the terms of a Promissory Note secured by a Mortgage on the real property, which has a street address of 8183 Alpine Aster Court, Liberty Township, OH 45044, being permanent Parcel Number: D2020-217-000-055. Plaintiff further alleges that by reason of a default in the terms of said Promissory Note, the conditions of said Mortgage have been broken and the same has become absolute.
