Hocking Township, as the same is numbered and delineated upon the recorded plat thereof, of record Plat Book 5, Page 15, Recorder's Office, Fairfield County, Ohio, and bounded and described as follows: Beginning at an iron pin found on the East side of Sunset Drive which is South 5 degrees 33' West 233.31 feet distant from an axel found at the Northwest Corner of Lot No. 12N; thence East 150 Feet to an iron pin; thence South 5 deg 33' West 66.57 feet to an iron pin; thence west 150 feet, more or less, to the East line of Sunset Drive; thence North 5 deg 33' East along the East right of way line of Sunset Drive 66.56 feet to the place of beginning, containing .24 acre. Being all that portion of Lot No. 128 above mentioned conveyed to Harry A. Conrad and Frona L. Conrad by deed recorded in Volume 213, Page 65, Except 0.7653 of an acre conveyed to John Beckman, et al by deed dated May 31, 1973, and recorded in Volume 424, Page 456 of the deed records of Fairfield County, Ohio. Subject to all easements, covenants, conditions, reservations, leases and restrictions of record, all legal highways, all rights of way, all zoning, building and other laws, ordinances and regulations, all rights of tenants in possession, and all real estate taxes and assessments not yet due and payable. Being the same property conveyed by deed recorded in Volume 478, page 124, of the Fairfield County, Ohio Records. Premises commonly known as: 110 Sunset Dr., Lancaster, OH 43130 Parcel No.: 0536245400 Prior Deed Reference: Official Records Book 1431, Page 3626, Official Records Book 1437, Page 2655 and Official Records Book 1448, Page 2814 The Plaintiff further alleges that by reason of default in the payment of the promissory note, according to its tenor, the conditions of a concurrent mortgage deed given to secure the payment of said note and conveying the premises described, have been broken and the same has become absolute. The Plaintiff demands that the defendants named above be required to answer and set up their interest in said real estate or be forever barred from asserting the same, for foreclosure of said mortgage, the marshaling of any liens, and the sale of said real estate, and the proceeds of said sale applied to the payment of plaintiff's claim in the proper order of its priority and for such other and further relief as is just and equitable. The defendants named above are required to answer the complaint within twenty-eight (28) days after the last publication of this legal notice on March 18, 2026.
