Defendant(s), Connie Marie Darlington And John Doe, Real Name Unknown, the Unknown Spouse, if any, of Connie Marie Darlington, whose last known address is 222 Cedar Woods Dr., Apt 51, Hillsboro, OH 45133, Kelly Rhoads And John Doe, Real Name Unknown, the Unknown Spouse, if any, of Kelly Rhoads, whose last known address is 539 McClain Ave, Greenfield, OH 45123, John Doe, Real Name Unknown, the Unknown Spouse, if any, of Lou Ann Cooper, whose last known address is 110 Sunset Dr, Lancaster, OH 43130 And John Doe and/or Jane Doe, Real Name Unknown, the Unknown Heirs, Devisees, Legatees, Executors, and Assigns of Lou Ann Cooper, whose Identities and Address(es) are Unknown, will take notice that on September 30, 2025, Tax Ease OH V, LLC, filed its Complaint in Case Number 2025 CV 01075, Fairfield County, Ohio, alleging that the defendant(s), Connie Marie Darlington, John Doe, Real Name Unknown, the Unknown Spouse, if any, of Connie Marie Darlington, Kelly Rhoads, John Doe, Real Name Unknown, the Unknown Spouse, if any, of Kelly Rhoads, John Doe, Real Name Unknown, the Unknown Spouse, if any, of Lou Ann Cooper And John Doe and/or Jane Doe, Real Name Unknown, the Unknown Heirs, Devisees, Legatees, Executors, and Assigns of Lou Ann Cooper, have or claim to have an interest in the real estate described below:
Situated in the State of Ohio, County of Fairfield, and City of Lancaster, and being a part of Lot Number Twelve S (12S), Lottie Starner's Subdivision of a part of Section No. 12.
Hocking Township, as the same is numbered and delineated upon the recorded plat thereof, of record Plat Book 5, Page 15, Recorder's Office, Fairfield County, Ohio, and bounded and described as follows: Beginning at an iron pin found on the East side of Sunset Drive which is South 5 degrees 33' West 233.31 feet distant from an axel found at the Northwest Corner of Lot No. 12N; thence East 150 Feet to an iron pin; thence South 5 deg 33' West 66.57 feet to an iron pin; thence west 150 feet, more or less, to the East line of Sunset Drive; thence North 5 deg 33' East along the East right of way line of Sunset Drive 66.56 feet to the place of beginning, containing .24 acre. Being all that portion of Lot No. 128 above mentioned conveyed to Harry A. Conrad and Frona L. Conrad by deed recorded in Volume 213, Page 65, Except 0.7653 of an acre conveyed to John Beckman, et al by deed dated May 31, 1973, and recorded in Volume 424, Page 456 of the deed records of Fairfield County, Ohio. Subject to all easements, covenants, conditions, reservations, leases and restrictions of record, all legal highways, all rights of way, all zoning, building and other laws, ordinances and regulations, all rights of tenants in possession, and all real estate taxes and assessments not yet due and payable. Being the same property conveyed by deed recorded in Volume 478, page 124, of the Fairfield County, Ohio Records.

The Plaintiff further alleges that by reason of default in the payment of the promissory note, according to its tenor, the conditions of a concurrent mortgage deed given to secure the payment of said note and conveying the premises described, have been broken and the same has become absolute.
The Plaintiff demands that the defendants named above be required to answer and set up their interest in said real estate or be forever barred from asserting the same, for foreclosure of said mortgage, the marshaling of any liens, and the sale of said real estate, and the proceeds of said sale applied to the payment of plaintiff's claim in the proper order of its priority and for such other and further relief as is just and equitable.
The defendants named above are required to answer the complaint within twenty-eight (28) days after the last publication of this legal notice on March 18, 2026.
