Defendants In pursuance of an Order of Sale dated February 2, 2026, in the above-entitled action, I will offer for sale at public auction on the official public Sheriff's Sale website https://shelby.sheriffsaleauction.ohio.gov on March 4, 2026 at 10:00 a.m. the following described real estate situate in the County of Shelby, Township of Clinton, and in the City of Sidney, Ohio to wit: Property Address: 518 Fourth Avenue, Sidney, Ohio 45365 Parcel Number: 01-1826476.003 Full legal description can be obtained at the Shelby County Recorder's Office. Property to be sold at auditor's appraised value at $89,080.00 and cannot be sold for less than two-thirds of that amount; plus the costs of the action. The purchaser shall be responsible for the costs, allowances, and taxes that the proceeds of the sale are insufficient to cover. Auction will take place online at https://shelby.sheriffsaleauction.ohio.gov on March 4, 2026 at 10:00 am. If the property remains unsold after the first auction it will be offered for sale at a second auction on March 25, 2026 at 10:00 a.m. at the same place. TERMS OF SALE: To be a qualified participant, bidders must submit a deposit based on the total deposit requirement ($5,000.00 set by law) for all properties on which the bidder wishes to bid by the predefined deadlines.
