KENTON COUNTY PVA INSPECTION PERIOD FOR THE PROPERTY TAX ASSESSMENT ROLL The Kenton County real property tax assessment roll will be open for inspection from May 4 through May 18, 2026. Under the supervision of the Property Valuation Administrator or one of the deputies, any person may inspect the tax assessment roll. This is the January 1, 2026 assessment on which state, county, school, and other local taxes for 2026 will be due on or before December 31, 2026. To obtain general information about the processes followed for real property assessment, appeals, tax rates, and property tax bill collections, please see the Kentucky Department of Revenue's Explanation of the Property Tax Process. The tax assessment roll is in the office of the Property Valuation Administrator (PVA), 1840 Simon Kenton Way, Suite 3300 in Covington, and may be inspected Monday through Friday between the hours of 8:15 a.m. and 4:15 p.m. and on Saturdays, May 9 & May 16 - by appointment only - between the hours of 9 a.m. and 12:00 p.m. Any taxpayer desiring to appeal an assessment on real property made by the PVA must first request a Conference with the PVA or a designated deputy. The Conference must be held prior to or during the inspection period and written documentation supporting your opinion of value is required. Online Conferences will be available May 4-18 (excluding Sundays) during the hours of 8:15 a.m. and 4:15 p.m. After the Conference with the PVA or designated deputy, any taxpayer still aggrieved by an assessment on real property may appeal to the local Board of Assessment Appeals. Any taxpayer who wishes to file an appeal with the local Board must request a copy of the Property Owner Conference Record (Form 62A307) from the PVA and attach it to the appeal paperwork. The taxpayer can appeal the assessment by submitting the proper documentation to the County Clerk. Please visit www.kentoncountykyclerk.com for more information. The appeal must be received in the County Clerk's office no later than one business day following the conclusion of the inspection period per KRS 133.120 (that is, by 4:00 p.m. on May 20, 2026). A taxpayer failing to file an appeal to the local Board of Assessment Appeals, or failing to appear before the Board, either in person or by designated representative, will not be eligible to appeal to the Kentucky Board of Tax Appeals (KBTA). Appeals of personal property assessments shall not be made to the local Board of Assessment Appeals. Personal property taxpayers shall be served notice under the provisions of KRS 132.450(4) and shall have the protest and appeal rights granted under the provisions of KRS 131.110. The following steps should be taken when a taxpayer does not agree with the assessed value of personal property as determined by the Property Valuation Administrator. (1) The taxpayer must list under protest (for certification) what they believe to be the fair cash value of their property. (2) The taxpayer must file a written protest directly with the Department of Revenue, Office of Property Valuation within 30 days from the date of the notice of assessment. (3) This protest must be in accordance with KRS 131.110. (4) The final decision of the Department of Revenue may be appealed to the Kentucky Board of Tax Appeals (KBTA). Darlene M.
