Notice is hereby given that the Manor Township Board of Supervisors at its meeting on Monday, March 2, 2026, at 7:00 p.m., at the Manor Township Office, 950 West Fairway Drive, Lancaster, Pennsylvania, shall conduct a public hearing on and, at the conclusion of the public hearing or a subsequent public meeting held within 60 days of the date of second publication of this advertisement, if appropriate, shall enact an ordinance, the caption of which is as follows: AN ORDINANCE TO AMEND THE CODE OF ORDINANCES OF MANOR TOWNSHIP, CHAPTER 425, ZONING, TO REVISE REGULATIONS FOR DATA CENTERS AND THEIR ACCESSORY USES. The proposed ordinance amends several subsections of Section 425-112 of the of the Manor Township Zoning Ordinance, which establishes criteria for data center uses and data center accessory uses in the Township, and may be summarized as follows: Section 1 amends Subsection E(3) to require sound producing equipment to be located to create the greatest possible setback from existing residential uses. Section 2 amends Subsection F(2) regarding requirements for noise and vibration studies and mitigation of noise and vibration. Section 3 amends Subsection G(1) by requiring data centers to have direct frontage along more than one arterial and/or collector road. Section 4 amends Subsection H by adding requirements regarding water use, battery-based energy storage systems, wastewater disposal, emergency response plans, and testing, removal, disposal, and remediation of contamination from fires or fire suppression activities. Sections 5 through 7 reaffirm all other parts and provisions of the Code of Ordinances, provide for severability of any invalid provisions, and set forth the effective date.
