NOTICE OF ZONING HEARING - NOTICE is hereby given that the City of Coatesville Zoning Hearing Board will convene a public hearing on Thursday, March 5, 2026 at 6:30 PM in the Council Room - Second Floor as located at One City Hall Place, Coatesville, Pennsylvania 19320 to consider the following zoning application: Applicant: CarCharge LLC, Property: 580 + 600 Manor Road, Coatesville, PA, Tax Parcel Number: 16-1-41.1; 16-1-41.2, Zoning District: Specially Planned District (SPD) and Public Open Space District (PO). The Applicant requests relief from the City of Coatesville Zoning Ordinance to enable Applicant to install a public electric vehicle (EV) fast-charging facility at 600 and 580 Manor Road, Coatesville, PA. The proposed project includes the installation of a solar photovoltaic canopy. A variance is requested from Ordinance Section 224-48.C.(2)(b) “Lot Area and Yard Requirements” to allow a solar canopy structure and EV charging equipment (station) to be located within the side yard setback within five (5’) feet of the lot line. Additionally, a special exception is requested from the Specially Planned District - SPD - G 224-101.G.(7)(b) parking requirements to allow certain parking stalls to be used at different times to satisfy parking requirement for two or more proposed users. In the alternative, Applicant appeals the Decision of the Building Code Official dated October 31, 2025 denying Applicant’s request for a permit. In addition, the Zoning Hearing Board will hear such other relief deemed necessary per the Application.
