REAL PROPERTY
(Sale to be held as near to 10:00 AM as possible)
  By virtue of an WRIT OF EXECUTION - 90 DAY issued by the 416th District Court of Collin County, Texas, on the 12/18/2025, in the case of:
Yan Wang vs Chun-Ting Chen
  Case: 416-02559-2025, and directed and delivered to me as Constable Precinct 3, Collin County, Collin County, Texas, I have levied upon this 1/07/2026, and will, between the hours of 10:00am and 4:00pm, on the first Tuesday of March 2026, it being the 3rd day, of said month, at the courthouse door of Collin County, Texas, proceed to sell at public auction to the highest bidder with cash in hand, unless otherwise exempted, all the right, title and interest which said Chun-Ting Chen, had of, in and to the following described real property, to-wit:
  BEING Lot 46 in Block F/8740, of Bently Court, an Addition to the City of Dallas, Collin County, Texas, according to the Map or Plat thereof recorded in Volume D, Page 150 of the Map Records, Collin County, Texas.
  Said property is levied upon as the property of Chun-Ting Chen and will be sold to satisfy a judgment rendered in the said Court of Collin County, Texas, on the 29th day of July, 2025, in favor of Yan Wang and against the said Chun-Ting Chen for the sum of $128,102.80 principal with interest at 15% per annum from the 7/29/2025, court costs of $414.00 and further costs of executing this writ.
  NOTICE: This property may have other liens, taxes due or encumbrances, which may become the responsibility of the successful bidder.
