This is a suit for breach of contract and foreclosure of a mechanics and materialmans lien arising from unpaid architectural services provided by Plaintiff, Ziga Architecture Studio, PLLC, in connection with commercial property located in Bexar County, Texas. Plaintiff fully performed under a written agreement with Defendant DJE Texas Management Group, LLC, acting as manager for property owner Medina Business Park Venture, LLC, but Defendants failed to pay $93,635 owed despite demand. Plaintiff seeks damages, foreclosure of its lien under Texas Property Code Chapter 53, interest, attorneys fees, and costs. Defendants Bendicion Engineering, LLC and the City of San Antonio are named as lienholders in rem only and have been properly served with citation and the Original Petition. The Court has granted Plaintiffs Motion for Alternate Service authorizing citation by publication as to Defendants Medina Business Park Venture, LLC and DJE Texas Management Group, LLC.
