III. The defaults for which this foreclosure is made are as follows: A. Failure to pay the following past due amounts, which are in arrears:  Balloon Payment: Entire balance of principal and interest was due on October 21, 2023. Principal balance due: $400,000.00 Late charges: $5,226.00 Unpaid interest: $706.66 Accrued interest through October 15, 2025: $80,109.59 Default interest through October 15, 2025: $55,693.15 Collection fees: $160.00 Special handling fees: $8,500.00 Close out fee: $150.00 TOTAL AMOUNT OF DEFAULT: $550,545.40 B. Default other than failure to make monthly payments: Delinquent real estate taxes for 2023 in the amount of $2,782.07, plus interest and penalties. Delinquent real estate taxes for 2024 in the amount of $3,021.79, plus interest and penalties. Delinquent real estate taxes for 2025 in the amount of $1,560.72, plus interest and penalties. IV. The sum owing on the obligation secured by the Deed of Trust is: principal balance of $400,000.00, together with interest as provided in the note or other instrument secured from the 20th day of October, 2022, and such other costs and fees as are due under the note or other instrument secured and as are provided by statute. V. The above-described real property will be sold to satisfy the expense of sale and the obligation secured by the Deed of Trust as provided by statute.  The sale will be made without warranty, express or implied, regarding title, possession, or encumbrances on the 26th day of January, 2026.  The defaults referred to in paragraph III, together with any subsequent payments, late charges, advances, costs, and fees thereafter due, must be cured by the 26th day of January, 2026, (11 days before the sale date), to cause a discontinuance of the sale.  The sale will be discontinued and terminated if at any time on or before the 26th day of January, 2026, (11 days before the sale date), the defaults as set forth in paragraph III, together with any subsequent payments, late charges, advances, costs, and fees thereafter due, are cured, and the Trustees fees and costs are paid. The effect of the sale will be to deprive the Grantor and all those who hold by, through, or under the Grantor of all their interest in the above-described property. IX.
