CITYPROJECTOF1971IRVINENOTICEPLANNING COMMISSION PUBLIC HEARING March 19, 2026 at 5:30 p.m.NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Irvine will DESCRIPTION: conduct a public hearing to consider a zone change to amend Section 9-12-7 of the Irvine Zoning Ordinance to establish an optional alternative framework for the provision of open space within Planning Area 12. The Planning Commission will make a recommendation on the proposed zone change application for City Council consideration.APPLICANT: LOCATION:INFORMATION AVAILABLE:PUBLICIrvine CompanyPlanning Area 12 (Oak Creek), specifically Parcels 466-011-40 and 466-341-15, referenced as Parcels B1 and B2 of Exhibit A, in Section 9-12-7 of the Irvine Zoning Ordinance.Copies of the staff report, environmental determination (General Rule Exemption [Section 15061(b)(3)] and Subsequent Activity Under California Environmental Quality Act [CEQA] Guidelines Section 15168), and other project information will be available for review by 5:30 p.m. on March 12, 2026 online at cityofirvine.org/planningcommission. The proposed zone change is exempt from CEQA pursuant to the General Rule Exemption set forth in CEQA Guidelines Section 15061(b)(3), as it can be seen with certainty that the action will not have a significant effect on the environment. The proposed zone change has also been evaluated pursuant to CEQA Guidelines Section 15168 as a subsequent activity within the scope of the certified Environmental Impact Report for the Planning Area 12 Zone Change project (State Clearinghouse No. 93071051), and no subsequent or supplemental environmental review is required.Do you have any comments, questions, or concerns?
