Notice of Proposed Conditional Use Permit A public hearing will be held by the Board of Zoning Adjustment of the City of Modesto at 10:00 am on Thursday, April 23, 2026 in chambers, 1010 Tenth Street, Modesto, California, regarding the application of Vijay Kumar for a Conditional Use Permit to allow for service of alcoholic beverages later than 11:00 PM in association with an existing banquet hall, property located at 2007 Yosemite Blvd, The requirement for a Conditional Use Permit is in accordance with Modesto Municipal Code Section 10-3.203 for proximity to nearby residential uses. The project is exempt from CEQA, pursuant to Section 15301 of the CEQA Guidelines, which exempts the operation, repair, maintenance, leasing, licensing or minor alteration of existing public or private structures, facilities, mechanical equipment, or topographical features, involving negligible or no expansion of use beyond that existing at the time of the lead agency's determination. All persons interested are invited to attend the public hearing at the above time and place in person and will be given the opportunity to be heard. All interested persons are also invited to participate in the public hearing by submitting comments via email to planning@modestogov.com. If you challenge the proposed action in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at or prior to the public hearing. If you are receiving this notice as a property manager for multiple residential units, please post this notice in a common area on a message board or similarly notify all residents.
