NOTICE OF PUBLIC HEARING BEFORE THE PLANNING COMMISSION OF THE CITY OF LA VERNE ON WEDNESDAY, MAY 13, 2026NOTICE IS HEREBY GIVEN that the Planning Commission of the City of La Verne will hold a public hearing on Wednesday, May 13, 2026, at 6:30 p.m. in the City Council Chambers, located at 3660 D Street, La Verne, California, to consider the following project:PROJECT TITLE: Case Nos. 29-26CUP and 30-26TTM (Tentative Tract Map No. 83278) PROJECT APPLICANT: MW Investment Group, LLC PROJECT LOCATION: 2467 First Street, La Verne, CA PROJECT DESCRIPTION: The applicant is requesting approval of a Conditional Use Permit and Tentative Tract Map to convert a previously approved and constructed 17-unit residential rental development into a for-sale condominium project. The request would subdivide the development into seventeen (17) individual airspace condominium units and associated common areas to be maintained by a homeowners association. The project was originally approved in 2021 and has since been constructed in accordance with those approvals. No changes to the approved site plan, building design, density, parking, or affordability requirements are proposed as part of this request. ENVIRONMENTAL DETERMINATION: The project is exempt under Government Code section 65457 and CEQA Guidelines section 15182(c) as it has been evaluated pursuant to the California Environmental Quality Act (CEQA) and is within the scope of the Environmental Impact Report (EIR) previously certified for the Old Town La Verne Specific Plan and this is a residential project implementing the specific plan. Additionally, the project is exempt pursuant to the common sense exemption of CEQA Guidelines section 15061(b)(3) because it can be seen with certainty that there will be no environmental impacts from changing from an apartment building to a condominium. EXHAUSTION OF ADMINISTRATIVE REMEDIES: Pursuant to Government Code Section 65009(b), if this matter is subsequently challenged in Court, the challenge may be limited to only those issues raised at the public hearing described in this notice or in written correspondence delivered to the City of La Verne at, or prior to, the public hearing. All information pertinent to the above item is on file in the office of the Community Development Department. Persons interested in the above proceedings may appear at the time and place indicated to testify in support of, or in opposition to, the item. All interested persons are invited to attend the public hearing and provide comments. Written comments may also be submitted to the Community Development Department prior to the hearing.
