NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN BY THE CITY OF LONGWOOD, FLORIDA that the City Commission will
hold a public hearing on Monday, March 2, 2026, at 6:00 P.M., or as soon thereafter as the
item may be heard, in the City Commission Chambers, 175 West Warren Avenue, Longwood,
Florida, in order to consider the following. The purpose of this hearing is to receive public input
on the following requested Special Exception Package (SPE 01-26; P25-00048) for:
Applicant: Pragnesh Kumar Patel, Yogiraj 21, LLC for Dairy Queen Grill and Chill
Tax Parcel ID#: 33-20-30-513-0B00-0120
Location: State Road 434, FL 32750 (corner of Ridge Street, State Road 434 and
Talmo Street
Request: To allow a Special Exception (SPE 01-26; P26-00048) to the Longwood
Land Development Code for Dairy Queen Grill and Chill, for the following:
 3.5.5.3, Reduction in required fees for tree replacement for a new
development
 3.2.3.D.3.b, Allowing a primary color more than 20% of the facade
At this meeting, all interested parties may appear and be heard with respect to this matter.
This hearing may be continued from time to time until final action is taken.
A copy of the proposed request is on file in the Community Development Division of the
Community Development Department at 174 West Church Avenue, Longwood, Florida for
inspection by the public, Monday through Friday, from 8:30 a.m. to 4:00 p.m., or if you wish

All persons are advised that if they decide to appeal any decisions made at this
meeting/hearing, they will need a record of the proceedings and for such purposes, they may
need to ensure that a verbatim record of the proceedings is made, which record to include the
testimony and evidence upon which the appeal is to be based (per Sec. 286.0105, Florida
Statutes).
