NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated April 13, 2026, and entered in Case No. 35-2025-CA-001083-AXXX-01 of the Circuit Court of the Fifth Judicial Circuit Judicial Circuit in and for Lae County, Florida wherein U.S. Bank National Association, not in its individual capacity but solely as trustee of NRZ Pass-Through Trust XI, is the Plaintiff and Mary A. Lewis f/k/a Mary Spencer and U.S. Bank National Association as Trustee of the NRZ Pass-Through Trust II, are Defendants, Gary J. Cooney, Lake County Clerk of Courts, will sell to the highest and best bidder for cash live and in person at the Lake County Judicial Center, First Floor Lobby Near Information Desk, 550 West Main Street, Tavares, Florida, 32778 beginning at 11:00 AM on May 26, 2026, the following described property set forth in said Final Judgment, to wit:
THE EAST 165 FEET OF THE NORTH 264 FEET OF THE NORTHEAST QUARTER OF THE NORTHWEST QUARTER OF THE NORTHWEST QUARTER OF SECTION 21, TOWNSHIP 18 SOUTH, RANGE 24 EAST.
Commonly known as: 234 E. Lady Lake Blvd., Lady Lake, FL 32159
Any person or entity claiming an interest in the surplus, if any, resulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim with the Clerk no later than the date that the Clerk reports the funds as unclaimed. If you fail to file a claim, you will not be entitled to any remaining funds.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
