NOTICE IS HEREBY GIVEN pursuant to the Third Amended Summary Final Judgment of Foreclosure dated February 26, 2026 entered in the above styled case, Case No. 2015-CC-005234-CO of the County Court of the SIXTH Judicial Circuit in and for Pinellas County, Florida, wherein HILL CREST VILLAS CONDOMINIUM ASSOCIATION, INC. is the Plaintiff and ANITA O. VAN SIMAEYS is the Defendant, that KEN BURKE, The Clerk of the Circuit Court, will sell the following property, in PINELLAS County, Florida, described as: 
UNIT 22-D FROM THE CONDOMINIUM PLAT OF HILL CREST VILLAS CONDOMINIUM PHASE III, AS RECORDED IN CONDOMINIUM PLAT BOOK 33, PAGES 30 THROUGH 33, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA; AND BEING FURTHER DESCRIBED IN THE DECLARATION OF CONDOMINIUM RECORDED ON THE 28TH DAY OF SEPTEMBER 1978 IN O.R. at public sale, to the highest and best bidder for cash, at www.pinellas.realforeclose.com,  10:00 A.M. on April 8, 2026.  The highest bidder shall immediately post with the Clerk, a deposit equal to 5% of the final bid.  The deposit must be cash or cashiers check payable to the Clerk of Court and will be applied to the sale price at the time of final payment.  Final payment must be made on or before 5:00 p.m. of the day of the sale by cash or cashiers check.
