NOTICE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated April 13, 2026, entered in Civil Case No.: 25-CA-010852 of the Circuit Court of the Thirteenth Judicial Circuit in and for Hillsborough County, Florida, wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR NRPL 2023-RPL1 TRUST, Plaintiff, and RICHARD W. KAHN; RIANA L. KAHN; ANGEL ONE INVESTORS, INC.; HICKS WHITESIDE, P.A. F/K/A HENRY W. HICKS, P.A., are Defendants. 
VICTOR D. CRIST, The Clerk of the Circuit Court, will sell to the highest bidder for cash, at www.hillsborough.realforeclose.com, at 10:00 AM, on the 16th day of June, 2026, the following described real property as set forth in said Judgment, to wit: 
LOT 2 BLOCK 2, OF EVERINA HOMES SUBDIVISION, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 34, PAGE 59, OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA. 
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed.  If you fail to file a timely claim you will not be entitled to any remaining funds.  After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
