NOTICE OF SALE
NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment on Plaintiffs Complaint for Partition of Real Property dated April 6, 2026, and entered in Civil Case No. 50-2025-CA-003364-XXXX-MB, of the Circuit Court of the Fifteenth Judicial Circuit in and for PALM BEACH County, Florida. DIRECT HOME BUYERS, LLC, a Florida Limited Liability Company, is the Plaintiff, and DAVID ANDREW JAYNES; FEDERAL HOME LOAN MORTGAGE CORPORATION, AS TRUSTEE FOR THE BENEFIT OF THE FREDDIE MAC SEASONED LOANS STRUCTURED TRANSACTION TRUST, SERIES 2019-3; TOWN OF LAKE CLARKE SHORES; and MV REALTY PBC, LLC, are the Defendants.
Mike Caruso, as Clerk of the Circuit Court, will sell to the highest bidder for cash, beginning at 10:00AM at https://palmbeach.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 1st day of June, 2026, the following described property as set forth in said Final Summary Judgment, to wit:
Lot 12, Plat No. 1, PALM RIDGE ESTATES, according to the Plat recorded in Plat Book 27, Page 120, as recorded in the Public Records of Palm Beach County, Florida, said land situate, lying, and being in Palm Beach County, Florida.

Property Address: 8311 Waterway Drive, West Palm Beach, Florida 33406 (the Property)
Any person claiming an interest in the surplus from the sale, if any, other than the property owners, as of the date of the lis pendens must file a claim no later than the date that the Clerk reports the funds as unclaimed.
ATTENTION:
The Property described herein is encumbered by a Mortgage in favor of Federal Home Loan Mortgage Corporation, as Trustee for the Benefit of the Freddie Mac Season Loans Structured Transaction Trust, Series 2019-3 (the Trust), executed by Defendant, David Andrew Jaynes, and recorded on June 1, 2011, in Official Records Book 24552, Page 0183, of the Public Records of Palm Beach County, Florida.
In the event the proceeds of the partition sale are insufficient to satisfy the Trusts first priority lien in full, the purchaser of the Property shall take the Property subject to and inferior to the lien of the Trusts Mortgage, unless such purchaser satisfies in full all of the sums then due and owing to the Trust as of the date of the sale.
Any partition sale shall not extinguish the lien of the Mortgage or the Trusts entitlement to pursue all rights arising therefrom, including but not limited to the right to foreclose same either prior to or subsequent to a partition sale and/or the issuance of a Certificate of Title arising therefrom, unless and until the purchaser has paid the Trust in full all sums due and owing to it under the Note secured by the Mortgage on the Property.
The Property is further encumbered by two (2) Lien Imposition Orders in favor of the Town of Lake Clarke Shores, Florida, recorded on November 2, 2023, in Official Records Book 34646, Page 1314, and on July 1, 2024, in Official Records Book 35115, Page 1876, of the Public Records of Palm Beach County, Florida.
In the event the proceeds of the partition sale are insufficient to satisfy the Town of Lake Clarke Shores liens in full, the purchaser of the Property shall take the Property subject to and inferior to the Towns liens, unless such purchaser satisfies in full all of the sums due and owing to the Town.
Any partition sale shall not extinguish the liens of the Town of Lake Clarke Shores or the Towns right to entitlement to pursue all rights arising therefrom, including but not limited to, the right to foreclose the same subsequent to a partition sale and/or the issuance of a Certificate of Title arising therefrom, unless and until the purchaser has paid the Town in full all sums due and owing to it under the liens referenced above.
