PUBLIC HEARING NOTICE

The City of Eustis proposes to adopt a Future Land Use Amendment to the City of Eustis Comprehensive Plan, associated with a proposed annexation, by Ordinance Number 2026-22, to change the Future Land Use map designation of the property described below. The proposed Small-Scale Comprehensive Plan Amendment is described as follows:

ORDINANCE NUMBER 2026-22

AN ORDINANCE OF THE CITY COMMISSION OF THE CITY OF EUSTIS, LAKE COUNTY, FLORIDA, AMENDING THE CITY OF EUSTIS COMPREHENSIVE PLAN PURSUANT TO 163.3187 F.S.; CHANGING THE FUTURE LAND USE DESIGNATION OF APPROXIMATELY 2.62 ACRES OF REAL PROPERTY AT ALTERNATE KEY NUMBER 1212685 GENERALLY LOCATED ON THE NORTH SIDE OF ORANGE AVENUE, WEST OF BEACH DRIVE.

Public hearings on the proposal will be held as follows:

On April 16, 2026, at 5:30 p.m., the Local Planning Agency will meet and hold a Public Hearing to make recommendations to the City Commission.

On April 16, 2026, at 6:00 p.m., the City Commission, as part of its regular meeting, will hold a Public Hearing to consider the LPA's recommendations and conduct the first reading of the proposed Comprehensive Plan Amendment.

On May 7, 2026, at 6:00 p.m., the City Commission, as part of its regular meeting, will hold a Public Hearing for the purpose of conducting the second reading and adoption of the Ordinance.

All meetings will be held in the City Commission Room at Eustis City Hall, 10 N. Grove St., Eustis, FL. Interested parties may appear at the meetings to be heard regarding the consideration of the Comprehensive Plan Amendment. The case file, complete legal description of the property, and proposed ordinance will be available beginning approximately five working days before the hearing from 8:00 a.m. to 5:00 p.m. at Development Services, 4 N. If a person decides to appeal any decision made by the commission with respect to any matter considered at such meeting or hearing, he/she will need a record of the proceedings and that, for such purposes, he/she may need to ensure that a verbatim record of the proceedings is made, which includes the testimony and evidence upon which the appeal is based (Florida Statutes, 286.0105). Persons with disabilities needing assistance to participate in these proceedings should contact the City Clerk at 352-483-5430 at least 48 hours before the hearing date.
