NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated October 7, 2025, and entered in Case No. CACE24012159 of the Circuit Court of the SEVENTEENTH Judicial Circuit in and for Broward County, Florida wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE CWALT, INC., ALTERNATIVE LOAN TRUST 2007-OA2, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-OA2, is the Plaintiff and TARANGELA WILLIAMS; UNKNOWN SPOUSE OF TARANGELA WILLIAMS NKA LEON HARDEN; FIRST AGE, LLC; NORTH BROWARD HOSPITAL DISTRICT D/B/A BROWARD HEALTH MEDICAL CENTER; UNKNOWN TENANT #1 NKA LEON HARDEN JR; UNKNOWN TENANT #2 NKA ALEXIS HARDEN, are Defendants, Brenda D. Any person or entity claiming an interest in the surplus, if any, resulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim with the Clerk no later than the date that the Clerk reports the funds as unclaimed. If you fail to file a claim, you will not be entitled to any remaining funds.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
