NOTICE IS HEREBY GIVEN that the Clerk of the Circuit Court for the Ninth Judicial Circuit, in and for Osceola County, Florida, under and pursuant to the Final Judgment of Mortgage Foreclosure in Favor of TD Bank entered on the 19th day of March, 2026, in that certain cause pending in the Circuit Court of the Ninth Judicial Circuit, in and for Osceola County, Florida, being Civil Action No: 2025-CA-002514 MF, in which the Plaintiff is TD BANK, N.A., a national banking association, ("TD Bank") and the Defendants are OMG HOLDINGS LLC, a Florida limited liability company ("OMG Holdings"), OMG REALTY & MGMT OF FLORIDA, LLC, a Florida limited liability company ("OMG Holdings"), and JOSE L. CHOW, an individual ("Chow"), and under and pursuant to the terms of the said Final Judgment will offer for sale at public outcry to the highest and best bidder for cash, except as set out hereinafter, at the Osceola County Historic Courthouse at 3 Courthouse Square, Room 204, on the 16th day of JUNE 2026, at the hour of 11:00 a.m., the same being a legal sales day and the hour a legal hour of sale, the real and personal property situated in Osceola County, Florida and legally described as follows:

Patrick's Addition, according to the plat thereof, as recorded in Plat Book A, Page 1, Public Records of Osceola County, Florida, run thence South 112 feet; thence East 83 1/2 feet; thence North 112 feet; and thence West 83 1/2 feet to the Point of Beginning, Less and Except: Beginning at a point 72 feet South of the Northwest corner of said Lot 2, run East 83.5 feet; thence South 40 feet; thence West 83.5 feet; and thence North 40 feet to Point of Beginning.

The property aforesaid, together with all improvements, buildings, fixtures, tenements, hereditaments and appurtenances thereto belonging, or in anywise appertaining, is being sold to satisfy TD Bank's claims under said Final Judgment.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
