NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed January 13, 2026, and entered in Case No. 2023-CA-004912 MF, of the Circuit Court of the 9th Judicial Circuit in and for OSCEOLA County, Florida, wherein THE BANK OF NEW YORK MELLON AS TRUSTEE FOR CWABS, INC. ASSET-BACKED CERTIFICATES, SERIES 2006-8, is Plaintiff, and TRACI ALLERS; UNKNOWN SPOUSE OF TRACI ALLERS; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are Defendants. KELVIN SOTO, ESQ, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash IN ROOM 204 OF THE OSCEOLA COUNTY COURTHOUSE, at 3 COURTHOUSE SQUARE, KISSIMMEE in OSCEOLA County, FLORIDA 34741, at 11:00 A.M., on FEBRUARY 18, 2026, the following described property as set forth in said Final Judgment, to wit:
LOT 18 INDIANA RIDGE VILLAS PHASE 1, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 7, PAGES 141 AND 142 OF THE PUBLIC RECORDS OF OSCEOLA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
