CITY OF PALM BEACH GARDENS PLANNING, ZONING, AND APPEALS BOARD NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE that the Planning, Zoning, and Appeals Board of the City of Palm Beach Gardens, Florida, sitting as the Local Planning Agency, will conduct a Public Hearing on Tuesday, February 10, 2026, at 6:00 p.m., or as soon thereafter as can be heard and continuing from time to time and place to place as necessary, in the Municipal Complex Building located at 10500 North Military Trail, Palm Beach Gardens, Florida, to consider and make recommendations to the City Council regarding the following petitions: CPSS-24-12-0006 A request for a Small-Scale Comprehensive Plan Future Land Use Map Amendment to change the land-use designation of an approximately 17.64-acre portion of the 21.05 acres known as Hilltop Gardens from Commercial (C) to Residential High (RH). The subject site is located on the west side of Congress Avenue, approximately 400 feet north of Northlake Boulevard. PPUD-25-02-0002 A request to change the zoning designation of an approximately 17.64-acre portion of the 21.05 acres known as Hilltop Gardens from General Commercial (CG-1) to Planned Unit Development (PUD) overlay with an underlying zoning designation of Residential High (RH), and a request to change the zoning designation of the remaining 3.41- acre portion of Hilltop Gardens from General Commercial (CG-1) to Planned Unit Development (PUD) overlay with an underlying zoning designation of General Commercial (CG-1).
