NOTICE IS HEREBY GIVEN that on Thursday, April 30, 2026 at 10:00 am, the Special Magistrate of the City of Holmes Beach, Manatee County, Florida, will hold public hearing at the Patricia A. Geyer Commission Chambers, 5801 Marina Drive, Holmes Beach, FL 34217, to consider a Request for an Expansion of a Nonconforming Structure in accordance with Land Development Code (LDC) Sec. 4.14 / Ord. No. 16-16 for the property located at 432 62nd Street, Holmes Beach, FL 34217 (PID #7255610201.
Request: The applicant is seeking approve in accordance with Section 4.14 of the Land Development ode to expand a legal nonconfirming structure by adding +/- 354 sq ft of  habitable space.

All interested partes are encouraged to appear and be heard regarding the request and may submit written or oral comments to the City Clerk befor or at the hearing. A copy of the materials to be presented at the hearing will be available for public inspection at the City Clerk's office, 5801 Marina Drive, Holmes Beach, FL 34217, between 8:00am and 4:00pm Monday through Friday, excluding holidays. Any person who decides to appeal any decision made, with respect to any matter considered at such hearing will need a record of the proceedings and, for such purposes, may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based, per s. 286.0105, F.S.
