LESS AND EXCEPT those lands described in O.R. Book 9374, Page 1946, Public Records of Duval County, Florida, being futher described as follows:

A part of Section 10, Township 2 South, Range 26 East, Duval County, Florida (also being a part of Lot 10, Block 11, LINCOLN PLACE, according to the map or plat thereof as recorded in Plat Book 11, Page 50, Public Records of Duval County, Florida; being described as follows: 
Begin at the intersection of the Westerly Right of Way line of Spires Avenue (a 61 foot Right of Way as now established) with the Southerly Right of Way line of 13th Street (a Variable width Right of Way as now established); Thence South 891533 West, along last said Southerly Right of Way line, a distance of 99.83 feet to the intersection with the West line of said Lot 10; Thence South 004940 West, along last said line a distance of 5.39 feet; Thence North 900000 East, a distance of 88.55 feet; Thence South 462033 East, a distance of 15.38 feet to the intersection with the said Westerly Right of Way line of Spires Avenue; Thence North 004513 East, along last said Right of Way line a distance of 17.29 feet to the Point of Beginning.
