Under and by virtue of the power of sale contained in that certain Security Deed, from Greenspace Communities, LLC ("Grantor"), to and in favor of Carolina Hard Money, LLC, ISAOA dated September 30, 2020 and recorded October 6, 2020 in Deed Book 1744, Page 2629, as assigned to Carolina Capital Reserve Fund I, LLC ("Lender"), by Assignment recorded on November 21, 2025 at Deed Book 1992, Page 1630, aforesaid Georgia records (the "Security Deed") securing that certain Note, dated September 30, 2020, in the original principal amount of $1,000,000.00 (the "Note"); there will be sold at public outcry by Lender as attorney-in-fact of Grantor to the highest bidder for cash between the legal hours for sale before the Courthouse door in Richmond County, Georgia, on the first Tuesday in March, 2026, the following described property (the "Premises") to wit:
All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being shown and designated as Parcel 1, 7.87 acres, 342776 Sq. feet more or less, on a plat recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Plat Book 13, Page 314. Reference being made to said plat for a more complete and accurate description of the metes, bounds and location of said property.
This being the same property conveyed to Greenspace Communities, LLC, a Georgia limited liability company, by deed from Delilah Denton Ellis, as Executrix and also as Successor Trust of the Last Will and Testament of Robert Allen Denton, a/k/a Robert A. Denton, and Delilah Denton Ellis, dated May 31, 2018, and recorded on June 6, 2018 in the Office of the Clerk of Superior Cowl for Richmond County, Georgia in Deed Book 1631, page 1347.

A perpetual appurtenant easement for installation maintenance of underground water and sewer utilities as shown on a Trustee Easement dated July 10, 2019 and recorded July 10, 2019 in Book 1684, Page 992.
This property being subject to an Access Easement Agreement dated September 30, 2020 and recorded on September 30, 2020 in Deed Book 1744, Page 335, and re-recorded in Deed Book 1744, Page 1089.
Said property conveyed subject to any applicable easements, restrictions, covenants and rights-of-way of record in aforesaid Clerk's Office.

The Premises shall be sold as the property of Grantor, subject to all restrictions, easements and other matters of record that are prior to the Security Deed and to which the Security Deed is subject and to any unpaid city, county and state ad valorem taxes or assessments relating to the Premises.
