PUBLIC NOTICE IS HEREBY GIVEN THAT a public hearing is tentatively scheduled before the Chicago Plan Commission on Thursday, the twenty-first (21st) day of May 2026, at 10:00 AM in the City Council Chambers on the 2nd Floor of City Hall, 121 North LaSalle Street, Chicago, Illinois, on the following proposed applications and/or amendments: A proposed Residential-Business Planned Development, submitted by 3303 S Justine LLC, for the property generally located at 3301-3315 S. Justine Street. The applicant is proposing to rezone the site from M2-1 (Light Industry District) to C2-3 (Motor-Vehicle Related Commercial District) and then to a Residential-Business Planned Development. The applicant proposes to construct a one-story retail building containing 14,300 square feet of commercial space and an outdoor plaza, a multi-family residential building with 67 dwelling units, 69 parking spaces and a maximum height of 56 feet, a multi-family residential building with 132 dwelling units, 87 parking spaces and a maximum height of 93, and 9 town homes with 9 parking spaces. The overall Floor Area Ratio (FAR) of the development will be 1.21. (23046, 12th Ward) A proposed amendment to Residential-Business Planned Development No. 1067, submitted by Pilsen Gateway, LLC, for the property generally located at 1441 S. Blue Island Avenue. The applicant proposes to rezone all of Residential-Business Planned Development No. 1067, as amended, to Residential-Business Planned Development No. 1067, as amended, to add various additional uses to the list of permitted uses. There will be no new construction, site changes, or modifications to the bulk or density of the existing building or the previously approved Planned Development (23045, 25th Ward).
