PUBLIC NOTICE CITY OF LONG BRANCH ZONING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that Stephen Malki and Ramona Malki have applied to the Zoning Board of Adjustment of the City of Long Branch for variance and related relief with respect to the property known as 464 Ocean Avenue North, also known as Block 470, Lot 9, on the official Tax Map of the City of Long Branch, located in the RC-1 Zone. The applicant proposes to elevate and expand the existing structure and convert the premises from a single-family dwelling to a two-family residential dwelling. The application seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d), together with bulk variance relief, including but not limited to relief for lot area where 17,500 square feet is required and 7,697 square feet exists, lot frontage where 100 feet is required and 45 feet exist, front yard setback where 35 feet is required and an increase from 9.9 feet to 13.93 is proposed, and for side yard setbacks where 10 feet is required and 3.5 feet (proposed 13.93 feet combined) exists, air conditioning condenser and generator requires 10 feet of setback and 5.5 feet is proposed, driveway setback where 10 feet is required 8.86 feet is proposed and maximum front yard coverage where 20% is permitted and 42.6 feet is proposed.
