NOTICE OF HEARING CITY OF LONG BRANCH ZONING BOARD Applicant: ALH Elite Creative Concepts, LLC Block: 313 Lot: 14 254 Central Avenue, Long Branch, NJ 07740 PLEASE TAKE NOTICE THAT the Zoning Board of the City of Long Branch will hold a public meeting on 11th day of May 2026 at 7:00 p.m. in the Council Chambers, City Hall, 344 Broadway, Long Branch, NJ 07740, to consider the application of the property known as Block: 313, Lot: 14, on the Tax Map of the City of Long Branch, more commonly known as 254 Central Avenue, Long Branch, NJ 07740 The applicant requests approval to expand a free-standing garage in the rear of the property, to remove one (1) story section on the rear of the house, and to reconstruct the front porch. The applicant also requests variance for the following: 1. Lot coverage, 46.55% existing, whereas 46.49 is proposed, 2. Side yard setback, 3.58 ft. existing, whereas 3.29 ft. is proposed. 3. Front yard setback, 13.86 ft. existing, whereas 19.09 ft. is proposed. 4. Accessory building side yard setback, 3.6 ft. existing and proposed. 5. Accessory build rear yard setback, 6.39 ft. existing and proposed. The applicants reserve the right to request any and all necessary waivers or variances that may become apparent in the course of review and at the time of hearing.
