NOTICE OF PUBLIC HEARING
CITY OF ELIZABETH
PLANNING BOARD
PLEASE TAKE NOTICE that on Thursday, March 5, 2025 at 7:30 P.M., in the City of Elizabeth City Council Chambers, third floor of City Hall, 50 Winfield Scott Plaza, Elizabeth, New Jersey, the Planning Board ("Planning Board") will hold a public hearing on the application of El Dorado Properties, LLC (the "Applicant"), seeking Preliminary and Final Site Plan and bulk "c" variance approval in connection with the property located at 62-68 Cherry Street, Elizabeth, NJ further identified as Block 342, Lots 8&9 on the Tax Maps of the City of Elizabeth (the "Property" or the "Site").
The Site was previously improved with a two and a half-story dwelling. The property is in the City's C-1 (Neighborhood Commercial) Zone District which permits the residential use. The applicant is proposing to demolish the existing building and construct a 3-story building with 10 two-bedroom apartments.
Applicant is requesting relief for the following variances/deviations:
Minimum Front Yard Setback: Required 73 ft, proposed 18 ft;
Minimum Side Yard Setback: Required 12.54 ft, proposed 6 ft;
Minimum Rear Yard Setback: Required 60.49 ft, proposed 20.24 ft
Minimum Distance Between Structures: Required 15 ft, proposed 10.38 ft; and
Maximum Lot Coverage: Allowed 60%, proposed 65.57%
Applicant further seeks any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application. The Applicant reserves the right to supplement its submission either prior to or at the PUBLIC HEARING on this matter.
Beginning ten (10) days prior to the public hearing, Application documents will be available for public inspection on the City of Elizabeth's website at www.elizabethnj.org or may be inspected at the Office of the Bureau of Construction and Zoning, Division of Zoning and Land Use, 50 Winfield Scott Plaza, Elizabeth, New Jersey, during that Office's normal business hours.
