Fairfield Township NOTICE Notice is hereby given that the foregoing ORDINANCE #2026-04 entitled "AN ORDINANCE REPLEAING AND REPLACING ARTICLE XIV, ENTITLED "HOUSING ELEMENT AND FAIR SHARE PLAN," OF CHAPTER 45, ZONING," OF THE REVISED GENERAL ORDINANCES OF THE TOWNSHIP OF FAIRFIELD were submitted in writing at a regular meeting of the Mayor and Council of the Township of Fairfield, County of Essex, State of New Jersey ("Mayor and Council"), held on February 9, 2026 introduced and read by title and passed first reading , consideration for second reading and a public hearing at a meeting of the Mayor and Council is scheduled for March 9, 2026 at 7:00pm at the Municipal Building, 230 Fairfield Road, Fairfield, New Jersey will be held thereon by the Mayor and Council on the ordinance and all persons and citizens of interest shall have an opportunity to be heard concerning same. The purpose of ORDINANCE#2026-04 fully repeals and replaces the Township's regulations regarding procedures and eligibility for affordable housing, the collection and use of affordable housing development fees, and the Township-wide mandatory affordable housing set-asides as set forth in Article XIV, entitled "Housing Element and Fair Share Plan," within Chapter 45, "Zoning." These amendments are necessary in order to keep the Township's Code consistent with the recently revised Uniform Housing Affordability Controls (UHAC) and NJAC 5:99 Rules, which were adopted in December 2025, as well as to be consistent with the Township's Amended Fourth Round Housing Element and Fair Share Plan, which was adopted in February 2026. A copy of these ordinances is posted on the bulletin board upon which public notices are customarily posted in the lobby of the Municipal Building of the Township of Fairfield, and a copy of these ordinances is available at no charge up to and including the time of such meeting to the members of the general public who shall request one during normal business hours, at the Office of the Township Clerk, Municipal Building, 230 Fairfield Road, Fairfield, New Jersey 07004.
