NOTICE OF DECISION TOWN OF SECAUCUS ZONING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that on February 9, 2026, the Town of Secaucus Zoning Bord of Adjustment (the "Board") adopted a resolution of approval (the "Resolution") memorializing its January 12, 2026, approval of the application of Artistic Tile Inc. (the "Applicant") for amended preliminary and final major site plan approval, a d(6) height variance, a bulk ("c") variance, and a design waiver/exception (the "Approvals") for the construction of a 2.5-story, in-fill addition (+/-21,053 square feet building footprint) to the existing building (the "Addition") at property identified on the Tax Maps of the Town of Secaucus as Block 58, Lot 3, and commonly known as 520 Secaucus Road, Secaucus, New Jersey 07094 (the "Property"). The Property is improved with an existing two-story warehouse and office building that is utilized by the Applicant as its slab gallery / showroom, headquarters (office), and distribution center (the "Building"). The Addition will include showroom, warehousing, and office space. As part of the Approvals, the Board granted the Applicant a d(6) height variance pursuant to N.J.S.A. 40:55D-70d(6) to permit a deviation from the following section of the Town of Secaucus Zoning Code (the "Code"): Maximum Building Height ( 135-9.D): Permitted, 30 feet / 2 stories; Existing / Previously Approved (Existing Building), 44 feet / 2 story; Previously Approved (In-Fill Addition), 39.67 feet / 2.5 stories; Proposed (In-Fill Addition), 38.75 feet / 2.5 stories. As part of the Approvals, the Board granted the Applicant a bulk "c" variance pursuant to N.J.S.A. 40:55D-70(c) to permit a deviation from the following section of the Code: Minimum Number of Off-Street Parking Spaces ( 135-10 & 135-11): Required, 233 spaces; Existing / Previously Approved, 111 spaces; Previously Approved (In-Fill Addition), 116 spaces; Proposed (In-Fill Addition), 120 spaces (116 physical spaces plus 4 electric-vehicle credits). As part of the Approvals, the Board granted the Applicant a designer waiver / exception pursuant to N.J.S.A. 40:55D-51(b) to permit a deviation from the following section of the Code: Drive Aisle Width for Two-Way Traffic ( 135-12.1.K(3)): Required, 24 feet; Proposed / Approved, 20 feet.
