NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE that HGMG Properties LLC (“Applicant”) has applied for Amended Preliminary and Final Major Site Plan approval for Block 95, Lot 12.04 (Phase 1) with the Burlington Township Planning Board (“Board”). The subject property is identified as Block 95, Lot 12.04 on the Tax Map of the Township of Burlington and is located at 1400 Beverly Road (CR 543), Burlington Township, New Jersey (“Property”). The property is located in the I-2 Industrial Zoning District. The Applicant received preliminary and final site plan approval from the Board on July 10, 2025 for Phase 1. The Applicant seeks to amend its application to enlarge the proposed warehouse on the Property to 320,500 square feet and decrease the number of parking spaces proposed. Additional modifications to the rail spur on the Property are proposed. The Applicant will seek a variance for a reduction to 356 parking spaces, whereas 439 parking spaces are required. The Applicant seeks design exceptions or waivers for 9x18 parking spaces, whereas 10x20 parking spaces are required and 24 ft drive aisles, whereas 25 ft drive aisles are required. The Applicant will request any other variances, deviations, waivers, or approvals that the Board or its professional staff deem necessary to permit the approval of this application. The Township of Burlington Planning Board will conduct a public hearing on this application on March 12, 2026 at 7:00 p.m. at the Burlington Township Municipal Complex, 851 Old York Road, Burlington Township, New Jersey 08016. Any interested party may appear at said hearing and participate therein in accordance with the rules of the Planning Board.
