PUBLIC NOTICETOWNSHIP OF CLARKZONING BOARD OF ADJUSTMENTNotice is hereby given that a public hearing will be held before the Zoning Board of Adjustment of the Township of Clark located at the Clark Municipal Courthouse, 315 Westfield Avenue, Clark, NJ 07066, on Monday, March 23, 2026, at 7:30 p.m. At that hearing, the Applicant, Hunter Avenue Partners, LLC, represented by their attorney, Donald B. Fraser, Jr., Esq., of Perrotta, Fraser & Forrester, LLC, shall apply for a Major subdivision, including variances, pursuant to N.J.S.A. 40:55D-70(c) and 40:55D-70(d), with respect to the property located at 330 Westfield Avenue, Clark, NJ. The property is also known as Lot 26 in Block 68, and is situated in the R-100 Zone.Variance relief is required due to the fact that §195-125 of the Clark Zoning Ordinance requires a minimum lot size of 10,000 square feet, and minimum frontage of 85 feet. The three lots proposed to be created will be, respectively, 7500 square feet, 7500 square feet, and 8551 square feet; thus, each requires a variance for lot size. Two of the three lots to be created have frontage of only 75 feet, and, therefore require a variance from the 85-foot requirement. Applicant further gives notice that she shall request any and all other variance and/or waiver relief, the need for which may become apparent at the hearing before the Zoning Board of Adjustment.Maps, plans, and other related documents are on file at the Office of the Clark Zoning Board of Adjustment, located at 430 Westfield Avenue, Clark, NJ 07066, and are available for inspection during normal business hours (8:30 a.m. to 4:00 p.m., Monday to Friday).Donald B.
