NOTICE OF ACTION TAKEN BY: TOWNSHIP OF HOLMDEL PLANNING BOARD, MONMOUTH COUNTY, N.J. PLEASE TAKE NOTICE that the Township of Holmdel Planning Board (the “Board") on March 3, 2026 in regard to Application # PB2025-G by 23 Main Street Urban Renewal, LLC for the property located at 23 Main Street, Holmdel, Block 13, Lot 15, adopted Resolution # 2026-03 memorializing its action taken on January 27, 2026 granting: (i) Preliminary and Final Major Subdivision approval to subdivide the southwest corner of the Property fronting on Main Street into a new lot of approximately 5.029 acres, which will be dedicated, free of charge to the Township; and (ii) Preliminary Major Site Plan approval for the remainder of the Property which will contain approximately 83.845 acres and will be developed in four (4) Phases as a senior living community in accordance with the Vonage Headquarters Redevelopment Plan, which will be comprised of 209 age-restricted residential units (for-sale and rental) including 42 units being set aside as affordable units, 90 assisted living units with skilled nursing beds, including 6 beds/units being set aside as affordable units, and, related amenities; and (iii) Final Major Site Plan approval for Phase I of the redevelopment which includes the adaptive reuse of the existing building into 104 senior living for-sale condominium units, with 21 units being set aside as affordable units, all of which will be 55-year-old or older age-restricted units.
