NOTICE OF PUBLIC HEARING Planning Board Paterson, New Jersey Please Take Notice: An application has been made by: KTR General, LLC For: Requires Site Plan Approval and Bulk Variances So as to permit The applicant proposes to construct a three-story residential building containing five (5) apartment units on a vacant lot. The basement level is proposed to accommodate a fitness room, six storage rooms, and a sprinkler and mechanical room. The first floor proposes a four-car garage, a studio unit, a utility room, a bike storage room, a refuse and recycling room, a mail and package room, and an internal staircase. The second and third floors have identical layouts, with each floor proposing two (2) one-bedroom units. The parcel has a lot area of 2,500 square feet and is located within the Multi-Family Residential (MF) Zone of the Area 11 Redevelopment Plan. Variances are requested for lot area, as 22,000 square feet is required and 2,500 square feet is existing; parking, as seven (7) parking spaces are required, and four (4) spaces are proposed, and width of the curb cut, as a maximum of 12 feet is permitted and 21 feet is proposed.
