Take notice that an application has been made to the Verona Zoning Board of Adjustment by Christopher Dougherty for the property at 56 Floyd Rd, Block 801, Lot 6 in zone R-40 Residential. The applicant is seeking permission to provide a rear 2.5-story addition and a side 1-story addition that will require a variance for the following: (1) As per 150-17.6 E (2) Minimum side yard setback (one); (2) As per 150-17.6 E (2) Minimum side yard setback (one); (3) As per 150-17.6 E (3) Minimum side yard setbacks (both); (4) As per 150-17.6 F. (1) Minimum side yard setback (one); (5) 150-7.21 Decks. If an existing building fails to comply with zoning setback requirements, uncovered decks may be added, provided that all of the following conditions are met: (A) That the deck does not exceed 20% of the building footprint; (B) That no portion of the deck shall be elevated more than four feet above grade, excluding handrails and guardrails; proposed deck is 4+ feet from grade; (C) That the deck does not extend into the side yard beyond the line of the existing dwelling unless the deck meets the side yard setback requirements of this chapter; proposed deck is within the proposed dwelling setback that require variances; (D) That the deck shall be no less than five feet from the side lot line and no less than 20 feet from the rear lot line; proposed deck is 3+ feet from the SE lot line and 4.75 from the NW side lot line; 34 feet from the rear lot line; (6) As per 150-17.6 F. No mechanical equipment shall be located within a required minimum yard requirement and shall not extend more than 5 feet from the structure for which they serve; (8) As per 150-17.5 F (4) Maximum aggregate area covered by accessory structures in the yard it is located in: 15%; yard is 1,852 square feet where 15% is 277.8 square feet. The applicant may also seek any such other variances and waivers that may be required, deemed necessary or requested by the board with this application. The application has been put on the secretary's calendar and a hearing is scheduled to be held on Thursday, March 12th, 2026 at 7:30pm in the Ball Room of the Verona Community Center located at 880 Bloomfield Avenue. At said hearing, or any adjourned date of the same, you may appear either in person or by counsel and present any objection that you may have to the granting of this application. Documents filed by the applicants concerning such application are available for public inspection no later than 10 days prior to the meeting date at the Board office in the Verona Community Center located at 880 Bloomfield Avenue, M-F, 8:30am-4:30pm.
