Public Notice for Variance Request in Verona Take notice that an application has been made to the Verona Zoning Board of Adjustment by Doug and Danielle Cantor for 115 Linden Avenue, Block #902 Lot #8, in Zone R-50. The applicant is seeking permission to install a new two-story rear addition and a front portico that will require the following variances: Section 150-17.5 E (1) Minimum front yard setback: 30' with an allowance of 5' into the front yard setback; proposed front yard setback is 18.6'. (3) Minimum side yard setbacks (both): 18'; existing is 16.89', proposed addition is 17'the preexisting nonconforming setback. Section 150-17.3 E (6) Maximum height (stories/feet): 2.5/30'; existing is 2.5/29.25 and proposed is 2.5/32.25'. (2) Minimum side yard setback required: 8'; existing on the SW side is 6.68', proposed is 6.67'. As per section 150-13.3 B. A residential building which complies with the use requirements of this Ordinance, and which violates a setback regulation may be expanded, provided that such expansion complies with all current bulk regulations and does not enlarge the extent of the existing setback violation, whether by height or by extension. The existing side yard setback on the SW side of the existing dwelling is 6.68', a pre-existing non-conforming condition that cannot be exacerbated. The applicant may also seek any such other variances and waivers that may be required, deemed necessary or requested by the Board with this application. The application has been put on the secretary's calendar and a hearing is scheduled to be held on May 5, 2026, at 7:30 p.m. in the Ballroom of the Verona Community Center located at 880 Bloomfield Ave. At said hearing, or any adjourned date of the same, you may appear either in person or by counsel and present any objection that you may have to the granting of this application.
