NOTICE OF SALE Index No.: 2025-962 Pursuant to a judgment of foreclosure and sale of this court entered in the Greene County Clerk's Office and directing the sale of the premises in this mortgage foreclosure action duly made and entered, Jon Kosich, Esq., the referee in said judgment named, will sell at public auction at the Greene County Courthouse, 320 Main St., Catskill, NY 12414 on the 25th day of March 2026, at 9:30 a.m. in the forenoon of that day the premises described by said judgment to be sold therein described as follows: (See Schedule A annexed hereto) Ralph C. SCHEDULE A DESCRIPTION All that tract or parcel of land, situate in the Town of Prattsville, County of Greene and State of New York bounded and described as follows: COMMENCING at a point in the center of the State Highway on the westerly bank of the Huntersfield Stream so called; running thence in a westerly direction along the center of said State Road a distance of 142 feet; thence at right angles to said State Road and in a northerly direction a distance of 83 feet to an iron pin driven in the ground; thence at right angles to the last mentioned line and in an easterly direction a distance of 75 feet to the bank of the Huntersfield Stream; thence in a southerly direction along the bank of said stream a distance of 113 feet to the point or place of beginning, containing all the lands within said bounds. BEING the first parcel described in a deed dated June 1, 1972 from Chris G. Helmers and Beatrice A. Helmers, his wife, to Frederick Maurer and Marion M. Maurer, his wife, recorded in the Greene County Clerk's Office on June 20, 1972 in Liber 460 of Deeds at Page 268. EXCEPTING AND RESERVING a certain easement or right of way described as fellows: The right to enter upon their premises and lay pipe from the main to the old hydrant and from the old hydrant along a ditch now dug, to a proposed new hydrant, with the right to enter upon said premises at any time to repair or replace said pipe line to said hydrant. The foregoing reservation is contained in a deed made by Claude W. Ferris and Addison J. Cronk to the Prattsville Water Company, dated June 14, 1940 and recorded July 20, 1940 in the Greene County Clerk's Office in Liber 282 of Deeds, page 571. The lands herein conveyed are more specifically bound and described as set forth in a certain Boundary Line Agreement entered into on June 25, 1984 between Frederick Maurer and Marion Maurer and Johanna Cistola and recorded on July 18, 1984 at Liber 554 of Deeds, page 209 in the Greene County Clerk's Office as follows: BEGINNING at a point in the center of the State Highway on the westerly bank of the Huntersfield Stream so called; running thence in a westerly direction along the center of said State Road a distance of 142 feet to the point where the southeasterly corner of lands of Cistola (L. 481, p.373) meets the south westerly corner of the lands herein conveyed; proceeding thence N 54° 47' 30" E 86.83' to an iron rod set; thence S 35° 12' 30" E 22.00' to an iron rod set; thence N 54°47' 30" E 38.00'; thence S 35° 12' 30" E 46.30' to the west bank of the Huntersfield Creek; thence in a southerly direction along the bank of said stream bounds.to the point or place of beginning, containing all the lands within said bounds.
