NOTICE OF PUBLIC HEARING BEFORE THE ZONING BOARD OF APPEALS OF THE CITY OF PORT JERVIS PLEASE TAKE NOTICE that pursuant to Article XIX of the City of Port Jervis Code, the Zoning Board of Appeals of the City of Port Jervis, New York will hold a Public Hearing in the Common Council Room of City Hall, located at 20 Hammond St, Port Jervis, NY, 12771 on April 7, 2026 at 7:00 P.M. or as soon thereafter as the matter may be heard to consider the application of Kelly Decker dated February 23, 2026 seeking one (1) area variance to allow for the construction of an addition to a one-family dwelling on the applicant’s lot. The applicant seeks relief from the requirements of: (i) City of Port Jervis NY Code (“Code”) Table of Use and Bulk Requirements for a one-family detached dwelling as supplemented by Article XVII, Supplementary Yard and Setback Regulations 535-24 Existing Small Lots in All Residence Zones, which provides for a 6 foot minimum side yard setback (actual 3.7 ft., variance 2.3 ft.). The subject property is located at 26 Ferguson Avenue (Tax Map Section 8, Block 7, Lot 6) in the City of Port Jervis. The property is located in Low-Density Residence District (R-1) zoning district. PLEASE TAKE FURTHER NOTICE that any resident of the City of Port Jervis is entitled to be heard upon said application at the public hearing. Copies of the application may be inspected at 20 Hammond St, Port Jervis, NY, 12771, during normal business hours. Written comments are strongly encouraged to be submitted prior to or at the public hearing.
