SUFFOLK COUNTY LEGAL NOTICE NOTICE IS HEREBY GIVEN, that the following hearing will be held by the Shelter Island Zoning Board of Appeals on the 25th day of March 2026, in-person at the Shelter Island Town Hall, 38 N. Ferry Road, Shelter Island, New York. Hearings are scheduled to begin at 7:30 p.m. or soon thereafter. 1. A hearing on the application of Alphanest LLC, owner of 44 Gardiners Bay Drive, Shelter Island NY, which is located in Zone AA within the Near Shore Overlay District and is more specifically described on the Suffolk County Tax Map as 700-1-2-73.3. The applicant seeks relief from the requirements of Town Code §133-6 B.(6) to permit proposed construction of a primary dwelling, pool house, barn, and conditioned storage building, resulting in a total of 10,081 SFLA where 5,999 is allowed. 2. A hearing on the application of Shelter Mary Property LLC, owner of 44 St. Mary’s Road, Shelter Island NY, which is located in Zone C and is more specifically described on the Suffolk County Tax Map as 700-15-4-4. The applicant seeks relief from the requirements of Town Code §133-10 B.(6) to permit conversion of an existing unconditioned garage into a conditioned garage, resulting in a total of 14,155 SFLA where 5,999 is allowed.
