Public hearing on zoning law amendment for hotel property in Nanuet.

NOTICE OF PUBLIC HEARING ON PROPOSED LOCAL LAW - TOWN OF CLARKSTOWN NOTICE IS HEREBY GIVEN that a public hearing will be held by the Town Board of the Town of Clarkstown, Rockland County, at the Auditorium or Room 301 of the Town Hall, 10 Maple Avenue, New City, New York, on March 10, 2026 at 6:30 p.m., or as soon thereafter as possible. This public hearing is for the purpose of considering the adoption of a proposed local law entitled: A LOCAL LAW AMENDING THE ZONING MAP OF THE TOWN OF CLARKSTOWN FOR PARCELS DESIGNATED ON CLARKSTOWN TAX MAP AS 64.10-2-1 AND 64.10-2-2, LOCATED AT 425 AND 431 E. ROUTE 59, NANUET, NEW YORK AND TO INCLUDE A PORTION OF THE LANDS PRIMARILY COVERED BY THE SOUTHERN HALF OF THE ROUTE 59 AND ROUTE 304 INTERCHANGE. The purpose of this Local Law is to amend the zoning map of the Town of Clarkstown concerning property located at 425 and 431 E. Route 59, Nanuet and the southern half of the Route 59 and the Route 304 interchange. Despite being in continuous use as a hotel since 1971, the property in question is currently zoned in the LIO district in which hotel uses are not among the permitted uses. The Local Law will conform the zoning of the property and the permitted uses with the continuous use of the property as a hotel and would allow expansion of the hotel to proceed without the need for major bulk variances. A copy of the proposed local law is on file in the Office of the Town Clerk, 10 Maple Avenue, New City, New York.
