SUFFOLK COUNTY PUBLIC NOTICE NOTICE OF PUBLIC HEARING VILLAGE OF GREENPORT ZONING BOARD OF APPEALS NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals will conduct a Public Hearing at Station One Firehouse, located at Third & South Streets, Greenport, N.Y. 11944 on March 17, 2026, commencing at 6:00 p.m. regarding the application of: Martha F. Reichert, Esq. On behalf of Cynthia & Donald Scholl 174 Sterling Street Greenport, NY 11944 SCTM: 1001 -2 -3 -16 Applicant proposes an addition/renovation to an existing 2-story wood-frame single family residence and porch. This is a proposed increase in building coverage of 1,273 SF (20.6% total lot coverage). This would require the following variances: * EAST LOT LINE OF 10’ IS REQUIRED. YOU HAVE .8.3’ THEREFORE A VARIANCE OF 1.7’ IS REQUIRED (150-12(A)) * WEST LOT LINE OF 10’ IS REQUIRED. YOU HAVE 6.9’ THEREFORE A VARIANCE OF 3.1’ IS REQUIRED (150-12(A)) * THE MINIMUM COMBINED SIDE YARD SETBACK REQUIRED IS 25’ THE PLAN SHOWS A COMBINED SIDE YARD SETBACK OF 15.2’. THEREFORE A VARIANCE OF 9.8’ IS REQUIRED FOR THE COMBINED SIDE YARD SETBACK RELIEF (150-12(A)) * THE PROPOSED ADDITION INCREASES THE DEGREE OF OR CREATES NEW NONCOMPLIANCE WITH THE ZONING REGULATIONS (150-21(A)) At the said time and place, all interested persons may be heard with respect to the foregoing matters. The Board has not yet made any determinations under the State Environmental Quality Review Act. Any Persons having disability which would inhibit attendance in the hearing should notify the Village Clerk at least three business days prior to the hearing, so that reasonable efforts may be made to facilitate such attendance and participation. All relevant documents may be inspected at the office of the Village Clerk, 236 Third Street, Greenport, New York, during regular business hours.
