TOWN OF HIGHLANDS LEGAL NOTICE TOWN OF HIGHLANDS CONSOLIDATED ZONING BOARD OF APPEALS NOTICE OF PUBLIC HEARING 266-268 MAIN STREET, VILLAGE OF HIGHLAND FALLS, NEW YORK PUBLIC NOTICE is hereby given that the Town of Highlands Consolidated Zoning Board of Appeals will conduct a public hearing on the application of Matthew Kelleher pertaining to property located at 266-268 Main Street in the Village of Highland Falls, New York. The property is identified on the Town of Highlands’ tax map as Section 104, Block 5, Lot 9.2 and located in the Business-1 zoning district. The Applicant is requesting area variances from Village Code § 240-37B (minimum residential floor area from the required 750 feet to 574 square feet for three of the proposed nine apartments), § 240-25 (minimum lot area per dwelling unit from the required 750 square feet to 560 square feet) and § 240-42, § 240-43 (required off-street parking) for the purpose of constructing a mixed-use building with retail on first floor and residential apartments on the upper floors. A copy of the application is available for inspection at the Town’s Building Department, located at 254 Main Street in Highland Falls, New York, and is also available on the Town of Highlands website. NOW, THEREFORE, the Town of Highlands Consolidated Zoning Board of Appeals declares that it will hold an in-person public hearing on the aforesaid application at the Town of Highlands Town Hall, 254 Main Street in Highland Falls, New York, on Wednesday, March 18, 2026, at 7:00 P.M., at which time all persons interested therein shall be heard. The Board will also accept written comments prior to the date of the public hearing. The Town of Highlands will make every effort to ensure the hearing is accessible to persons with disabilities.
