NOTICE OF HEARING NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the Incorporated Village of East Hampton will hold a public meeting at the Emergency Services Building, 1 Cedar Street, East Hampton, New York, on Friday, May 8, 2026, at 11:00 a.m. on the following applications and to conduct such other business as may come before the Board. The applications can be viewed on the Village’s website easthamptonvillage.gov by clicking on the “Public Board Meetings” tab. Application of Michael Bryan Graybill and Daniel Dokos, SCTM#301-9-3-14, for Area Variances from Chapter 278, Zoning, and a Wetlands Permit in accordance with Chapter 163, Wetlands, to reconstruct a residence with alterations and additions and to construct patios, a shed, a hot tub, various walkways, expand driveway, install new septic treatment tank, clear and manage native and non-native vegetation. Section 278-3 A. (8) requires a 150-foot setback for the construction of buildings and structures, a 200- foot setback for installation of septic systems and a 125-foot setback for clearing vegetation and landscaping. A 26-foot variance is requested from Section 278-3 A. (5) (c) to construct swimming pool equipment 14 feet from a side yard lot line where the required side yard setback is 40 feet. A 12-foot variance is requested from Section 278-3 A. (5) (b) to construct a patio 8 feet from a side yard lot line where the required side yard setback is 20 feet. The subject property is 44,138 square feet in area and is located at 153 Egypt Lane in Residence District R-40 and FEMA Flood Zone AE el. 10. This project is classified as a Type II Action in accordance with SEQR and requires a wetland permit from the New York State Department of Environmental Conservation. Application of Pudding Hill Corner, LLC, SCTM#301-8-13-24, for Area Variances from Chapter 278, Zoning, to legalize the construction of a patio addition, sculpture and an A/C condenser unit. Variances of 35.1 feet and 18.3 feet are requested from Section 278-3 A. (5) (a) to legalize a sculpture located 19.9 feet and 36.7 feet from the front yard lot lines where the required front yard setbacks are 55 feet. A 3.2- foot variance is requested from Section 278-3 A. (5) (b) to legalize a patio addition located 16.8 feet from the rear yard lot line where the required rear yard setback is 20 feet. The subject property is 57,618 square feet in area and is located at 29 Pudding Hill Lane in Residence District R-80. This project is classified as a Type II Action in accordance with SEQR. Application of Highway Behind the Pond, LTD, SCTM#301-9-5-3, for Area Variances from Chapter 278, Zoning, to convert an existing accessory building to a pool house with shower facilities. A 35.6-foot variance is requested from Section 278-3 A. (5) (c) to convert an existing accessory building into a pool house that is located 4.4 feet from a side yard lot line where the required side yard setback for a pool house is 40 feet. Variances are required from Section 278-3 D. (3) and (4) (b) to permit a pool house to contain 795 square feet of gross floor area where the maximum permitted gross floor area is 250 square feet and to permit an indoor shower within a pool house where indoor showers are prohibited. The subject property is 53,765 square feet in area and is located at 45 Highway Behind the Pond in Residence District R-160. This project is classified as a Type II Action in accordance with SEQR. Application of Benjamin Louis Zucker Trust, SCTM#301-3-7-26.2, for an Area Variance from Chapter 278, Zoning, for a coverage variance to construct a cellar egress. A 161 square foot variance is requested from Section 278-3 A. (9) (a) to permit 8,140 square feet of coverage where the existing coverage is 7,979 square feet and a prior Zoning Board of Appeals determination granted a variance permitting 8,074 square feet of coverage. The maximum permitted coverage by zoning is 6,833 square feet. The subject property is 31,667 square feet in area, is located at 38 Huntting Lane, and zoned Residence District R-40 and Huntting Lane Historic District. This project is classified as a Type II Action in accordance with SEQR and requires approval of the Village Design Review Board Application of The Jewish Center of the Hamptons, SCTM#301-8-7-46, for an Area Variance from Chapter 278, Zoning, and a Special Permit in accordance with Section 278-7 D. to make structural alterations and to construct additions to a building containing a religious use. A variance of 26 square feet is requested from Section 278-3 A. (9) (a) to permit 29,918 square feet of coverage where a prior Zoning Board of Appeals variance permitted 29,892 square feet of coverage. A Special Permit is requested in accordance with Section 278-7 D. to make structural alterations and construct additions to a building that contains a religious use. The property contains approximately 145,643 square feet of land area, is located at 44 Woods Lane and is in Residence District R-80. This project requires approval of the Design Review Board and is classified as a Type II Action in accordance with SEQR. Said Zoning Board of Appeals will at said time and place hear all persons who wish to be heard in connection with the applications.
